A Current Lafayette Project: Old Millstone Lane

We are currently completing a major renovation and addition on Old Millstone Lane that illustrates exactly what high-performance luxury renovation looks like in practice.
The home is a 1950s build. The scope includes a 440 square foot addition to the main house, a near-complete renovation of the existing 2,000 square feet, and a full renovation of the ADU — which was 456 square feet and received a 295 square foot addition. The project touches virtually every system in both structures.
The performance details on this project:

The entire assembly is sealed — a sealed crawlspace below, 2″ closed-cell foam on the roof deck above, creating a continuous sealed thermal envelope with no gaps for air, heat, or pollutants to move through. BIBS (Blown-In Blanket System) insulation fills the wall cavities completely, eliminating the voids and gaps that plague standard batt insulation and dramatically reducing both air infiltration and sound transmission.
The result: at the framing stage, with the garage still open to the home, the house tested at 3.0 ACH50 on the blower door. At completion, we expect to land under 1.5 ACH50 — well into high-performance territory and roughly three to four times tighter than a typical new construction home.

Indoor air quality was a primary driver for this client — he has two young children and specifically chose Scott O’Hara Construction because of our approach to healthy home construction. That means more than just fresh air ventilation. Throughout this project we have carefully monitored and controlled the VOCs and other air quality factors introduced into the home during construction — adhesives, finishes, insulation, cabinetry materials — to ensure the indoor environment is genuinely healthy from day one. Mechanical fresh air is provided by a ducted ERV in the main house and a through-wall ERV unit in the ADU, ensuring every occupied space receives continuous filtered fresh air exchange.
Mechanical systems include two new ducted heat pumps in the main house and a ductless system in the ADU. Fire resistance was addressed throughout — fiber cement siding, Class A composition roofing, and ember-resistant roof vents on the ADU.
Extensive sound, networking, and security wiring was integrated throughout both structures — the kind of infrastructure that can only be done properly when the walls are open.
On the luxury side:
Custom cabinetry throughout — kitchen, three bathrooms, closets, laundry, and mudroom. The client was shown our 35 Donald Drive project and immediately connected with the level of quality and luxury finishes we deliver. That’s the standard Old Millstone is being built to.

On the timeline:
