Project Overview
Designed and Built as an all-electric, high performance home with a goal of Net Zero energy usage. My wife Linda and I were the sole owners of this project.
This was my first attempt at designing a house. It turned out to be a great experience and gave me the opportunity to combine my expertise in building hillside homes and home performance work to create a house that worked well with the piece of property and met my high performance and sustainability goals.
As the owner of the project, I was responsible for the following:
- Architectural design work
- Oversaw engineering
- Procured the building permits and other entitlements.
- Set up financing
- Project manager and on-site supervision.
- Oversaw the entire project until it is put on them market and sold.

- All- electric construction with solar
- Minimized concrete usage by designing a home without retaining walls
- Minimal framing with a conventional design to increase insulation
- R21 BIBS wall insulation
- R38 floor and R50 ceiling insulation
- Sealed crawlspace with insulated walls
- Ducted and ductless mini splits used to maximize comfort and efficiency
- Engineered, tight duct work installed in sealed crawlspace for reduced energy loss
- HRV whole house ventilation system for improved indoor air quality
- Low or no VOC paints and finishes
- Efficient plumbing design that took advantage of proximity of plumbing fixtures to the water heater to reduce
- water loss and excess water heater run times
- Air sealing throughout house with a .95 ACH 50
